STRATEGY

We look for distressed luxury properties in desirable areas with low inventory and buy directly from sellers who either prefer to sell off market or who's properties are in such bad shape that a homestead buyer (someone looking for a primary residence) would never buy it because it isn't habitable. Occasionally we will buy deals sold on the MLS.

BUYING DEEP

Real estate investing bears a variety of inherent risks which can never be eliminated entirely. However, there is one variable which can dramatically reduces the probabilities of ever realizing those risks, and that variable is the price you pay for the property. If you buy an investment property at a deep enough discount you can survive almost any unexpected financial setback related to your project.  

UNDERWRITING

Buying deep starts with knowing how to underwrite a deal. Some investors underwrite deals too conservatively because they're either out of state or simply don't know the local market. They base their decisions purely on the data available online, but miss out on opportunities because they don't have boots on the ground who know and understand the local market and its trajectory. We make sure that whatever area we're buying in, we have a team of experienced professionals who can walk us through the data but also tell us what the data isn't telling us. This insider perspective offers an incredible advantage over other investors buy from afar.
