We're Solution Oriented

Often times property owners need or want to sell their properties, but for some reason they can't or won't sell it through a realtor on the open market. Sometimes the price they want to get for their property is above what any buyer is willing to pay. If the market is dictating a lower price than the seller wants, the property may remain for sale for 90+ days. That can be a problem for sellers with an urgent need to vacate or offload the property. 

 

No matter what a seller's situation is, Flipworx has a solution for them! We are always willing to buy properties if they qualify for our portfolios so long as sellers remain open to creative solutions. We may even be willing to pay above market price for their property if they are willing to work with us when structuring creative terms of purchase. 

Every purchase will fall into one of these four categories

Cash Purchase

We buy the property cash or with financing from a lender who only works with real estate investors. The contract is always written as Cash Purchase Contrtact.

"Subject To" Financing

The seller has some or no equity in the property, but has a loan on it. We take over the property, and the debt remains in the seller's name while we pay for it.

Seller Financing

The seller owns the property in full and has no debt on it. The seller finances all or a portion of the purchase and we cash them out on an agreed upon time frame.

Novation Agreement

The property needs repairs the seller can't afford. The seller wants top dollar. We renovate the property without buying it, then help the seller sell it.
